Robert G asked: Are there additional costs involved when the real estate agent adds photographs? Or do the agents just pay dues which give them the access to post as many listings as they can generate within a year?

RangerTim asked: I am very good at evaluating real estate opportunities from determining simple cash-on-cash returns to calculating IRR, MIRR, and Financial Management Rate of Return (FMRR) for all income producing properties. I am also an experienced real estate broker and developer. Because of the financial crisis, I see many great opportunities now available for purchasing real estate investments all over the United States.

By the way, I KNOW there is a test involved, I just want to know what courses/classes/books will help me in that process.

I want to just start off working as a real estate agent, then eventually get my brokers license and start my own business. I live right outside of Birmingham, AL and I want to move away, but I don’t want to be so far to where it’s hard for me to come home and visit my parents. I want to move where real estate is hot and will be for years to come. I was thinking about the Destin, FL area? Anyone have any suggestions of thier own?
I am unsure if I want to do commercial or residential

I need to know how I acn do my own closings now. Where can I find the forms for free and info on how to close and in what order to do so. A lawyer gave them a cd with the forms on it. I can’t find those things anywhere. I will gladly give 10 points to the person who gives me the best free legitimate resource that’s useful and informative. Thank-you.

Are there anyone in the Florida area that has an idea?? Thanks in advance.

Adam G asked: I have researched the basics of getting into real estate such as the classes you need, the cost of the license, the test you need to take, and other legal matters. My main question is, how much money is typically needed to really get going? I live in Georgia, and am pretty sure that the cost of the license is $170.00, and the test is $70.00. I’ve heard that in-person classes range from $700.00-$1000.00, while online classes go between $300.00-$500.00, and that you shouldn’t take the online classes. If someone could elaborate on this, it would be much appreciated. Also, a ballpark estimate of how much money would be needed for other fees that pop-up, such as advertising yourself. I live at home with parents currently, so living expenses would be minimum. Any information would be much appreciated.

They have lied about conditions in the house, they have lied about telling the seller that things need to be done before closing, and they have yelled at me and insulted me saying that I am young and I ask too many questions. Amos R asked: My friends real estate agent wouldn’t give them a comparable market analysis before they made an offer on a house. Is the agent required to provide that? This is in California. They feel as though the agent was trying to inflate the offer by not showing them recent sales info.
They have been working with the agent for a while and they have signed a paper/agreement for the agent to represent them as buyers.
They already made the offer on the house and now are negotiating the sellers counter offer. To the comment below, its my understanding agents do work for the buyers for free, its the seller that pays.

Nicole asked: Hello,
I have several (around 100) vacant lots I inherited from my family and I have been warned to be careful about finding a good real estate agent. The lots are in Southern Texas in a very small town, and I live in Central Texas. Not sure what people might recommend as far finding a good real estate agent or what some good companies or websites might be. There are no buildings on these lots, but they all are in a small town.
Thanks

I know the prices are still dropping slowly, but how does the fall of Lehman Brothers, buyout of Merrill Lynch, direction in which AIG is headed affect the real estate market? Will it crash? We are still getting great deals on houses, but is there a possibility that suddenly the housing prices fall by 30% say if another large bank declares bankruptcy?
