I’m currently in Chicago but we’re considering relocating to western Michigan. I’ve done a few flips in the past and I’m planning on getting back into real estate investing. With the economy the way it is, I will probably start by focusing on rental property (apartments and other multi-unit properties) for cash flow rather than flipping but would like to flip again when the economy allows for it.

When buying a home, what are the real estate taxes that must be paid at closing?

August 23rd, 2010 by admin
Scarlett asked:

My husband and I are buying a home, and we were just looking at our Good Faith Estimate from the bank. It lists $1440 as “real estate taxes” that must be paid “outside of closing”. We are closing on September 14th — does this mean we have to save up for that, too, to pay for the 2009 tax year? And does this money get paid to the bank or directly to the IRS? Any clarification on this issue would be greatly appreciated!

Can a real estate company put up for sale signs on leased commercial land?

I work for a corporation that leases part of the land where our store is. The guy that owns the land wants to sell it and is basically trying to force us to buy it. He has went through a local realty company and they are putting up for sale “real estate only” signs. I am thinking about going out and taking them down because it takes away from out business. It could also lead people to believe that we are going out of business. To sum it up… We are a corporation, this is commercial property and the lease won’t be up for about a year. Any advice?

What is the most important thing you want from a real estate agent?

August 20th, 2010 by admin
Jeanne B asked:

I’m a real estate agent and I would like to hear from home buyers and sellers. I have two questions, and I would like only one answer for each question, although you may elaborate as much as you want on that one answer!

1. As a home buyer, what is the single most important service
you want/need from your agent?

2. As a home buyer, what is the single most important quality
you want/need your agent to have?

3. As a home seller, what is the single most important service
you want/need from your agent?

4. As a home seller, what is the single most important quality
you want/need your agent to have?

Please don’t state the obvious, like “I want my agent to find me the right home” or “I want my agent to sell my house fast.”

What I really want to know is what service and quality make you comfortable that the agent will find the right home for you and sell your home fast.

Thanks for your time!

where can I find information on ways to receive federal aid during the real estate crisis?

August 17th, 2010 by admin
klb6778 asked:

My husband invested in real estate during the housing boom in Florida and he bought 5 properties and turned them into rentals. We have had many problems within the last couple years with renters becoming delinquent on payments, some ultimately being evicted. Now we would like to get rid of the properties because it has turned out to be too costly and we are not making enough money to support our family. My husband is now looking for jobs, but the only ones available are the entry level jobs that pay between $6 and $9/hr and he has work history in 7 years of management. I wanted to get temporary assistance while he looks for a job, but the government has determined that our “assets” are too high. Now we are really stuck because we are trying to sell our “assets” (the real estate rental properties), but in this market we arent seeing any buyers. Is there any way to get temp assistance form the govt. to help feed this family in the time being?
